As some of you are aware, Tyler and I have been looking for our first home together. It is honestly one of the most stressful and fun experiences I've ever experienced. From this, I've learnt some very important tips on what to go through when buying a house.
1) Do your research
I can't express this enough, in total I've spent 3 weeks researching locations, different types of houses and the important question of do I find a house that's ready to move into, or do we get a house that needs work for a lower price?
2) Determine a budget
It's important that when looking for houses, you know how much you're willing to spend. Because, when you do find a house you want to make an offer on, you'll need to know how much you can go up too.
3) Get approved for credit and mortgage
Speaking to a mortgage advisor is so important to find out how much you can spend. Make sure you look at more than one mortgage advisor before you get credited as you want to make sure you get the best deal possible.
4) Find the right agent
This part I found to be rather unexpectedly important, unfortunately Tyler and I had a run in with some rather rude estate agents. But thankfully, we've made contact with some really helpful agents who keep me posted on any houses in the location and price range we like.
5) Find a home and make an offer
This is the current stage Tyler and I are at, we've found a house and we're making an offer. It's so exciting but we are prepared for a no since we have to offer below the asking price. Make sure to take a good look around the home before making an offer, check the water pressure, find out how much it is to run the house.
6) Get a home inspection
Your agent will help organise this, its to do a check on the house before finalising any payments.
7) Find your mortgage
This is where finding your mortgage comes into play, find the best loan that suits the needs of your new house.
8) Have the home appraised
This is where a third party who is not directly associated with the lender, they will let all parties know that a fair price has been agreed.
9) The paperwork
As you can imagine, there is an insane amount of paperwork to go through when buying a house. This is where the massive delay happens before moving into your house.
10) Close the sale
It takes a couple of days for your loan to come through after the paper work has come through. Once the money is given to the seller you are then able to move into your new home.
